We offer a full range of letting services to our landlords either on a management or letting only basis in which Hemmings was actually founded in the 1920’s on the letting of property, and therefore we have a width and depth of experience in letting, particularly residential property although we also have a commercial rental department.

With regard to residential property this generally should be carried out under an assured shorthold tenancy which should be for a minimum of six months or no greater than five years in any one letting. If you wish to let the property for less than six months, then this can also be arranged.

If you currently own or intend to purchase a property then we can advise on the type to purchase and arrange a full survey should you require, and advise on rental and optimum yields of the property whilst in compliance with the various legislation.
Once you have decided to rent your property our services include a visit to the property and providing a free rental valuation along with any other advice you may require, advice on compliance with various safety regulations, finding a suitable tenant which will include full referencing with bank, employers, previous landlords and a credit search.
Your property will be advertised in local publications and on our own and national web sites, tenants will be accompanied to view the property, we will draw up a suitable tenancy agreement, we will collect and hold deposits from the tenant, prepare an inventory and schedule of condition, supervise the transmission of the utilities to the tenant’s name, receive monthly rental income in advance and arrange to pay landlord promptly, inspect the property periodically, reporting problems, arranging any necessary repair and maintenance, keeping in touch, keeping a dialogue between tenants and Landlord and arranging renewal of tenancies, serving notices, where appropriate, and re-letting the property as required, to ensure minimum vacant periods.
